GUEST CHECK-IN: 🛎️
Self-check-in instructions will be available 48 hours before arrival in the Check-in section of your reservation details for your convenience.
They will also be sent via the Airbnb chat, either at the beginning of your check-in day (for non–same-day bookings) or at your selected check-in time (for same-day bookings), so you will have them readily available upon arrival. This helps ensure a hassle-free arrival for all guests.
Whenever possible, I aim to personally welcome guests whose arrival time is before 10 pm. However, in rare cases where I may be unavailable, the smooth and straightforward self-check-in process ensures easy access to the property.
🧹 CLEANING SCHEDULE 🕘✨
To maintain a clean, comfortable, and healthy environment, shared spaces are cleaned regularly, including the walkway, toilet, bathrooms, and kitchen:
Morning / Midday Cleaning
🕙 Between 10:00 am – 2:00 pm (after previous guests' check-outs).
Late Evening Cleaning (if necessary)
🌙 Between 10:00 pm – 12:00 am
(Quiet cleaning to minimise disturbance).

If you'd like a clean-up outside these times, I'm happy to take care of it whenever I'm awake and available.
FOR LONG-STAY GUESTS:
Room cleaning, including fresh linens, dusting, and emptying the bin, is free of charge for long-stay guests. Please take your important belongings with you and simply send me a message whenever you'd like it done.
PLEASE NOTE: Room cleaning is only available during the Morning / Midday Cleaning period. Any requests made after that will be carried out the next day.
HOUSE OCCUPANCY & YOUR COMFORT
It's difficult to determine exactly how many guests you'll be sharing the house with at any given time, as bookings are subject to change. It could be as few as just 1 other guest during the low season, or up to 13 during the shoulder and peak seasons.
That said, most guests spend only short periods in the shared spaces, so it rarely feels crowded. If you strongly prefer having no one else around, this might not be the best fit.

It's just $5 for the bus and train, taking about 40-60 minutes and requiring a transfer at Manukau Train Station to catch the airport bus. For a quicker, hassle-free trip, consider Uber, DiDi, or a taxi. 📌 Tip: Check your airline's check-in requirements. International flights typically require check-in 2 hours before departure. The first train of the day leaves at 5:00 a.m., with a transfer at Manukau Train Station to the airport bus, arriving at the airport around 6:00 a.m.
🚗 AUCKLAND PEAK TRAFFIC HOURS (Usually weekdays)
🕕 Morning: 6:30 AM – 8:30 AM
🕔 Evening: 4:00 PM – 7:00 PM
⚠️ The worst congestion usually occurs around 8:00 AM and 5:00 PM.
📈 Traffic starts to build up earlier in the afternoon, around 3:00 PM, due to 🏫 school pickups and 🚘 the start of the evening commute.
QUIET HOUR: 🌙
Between 10 PM and 7 AM: ensuring a restful stay so that you can wake up refreshed and ready for the day.
WASHING DRYING: 🧺
The dryer is not listed as a guest amenity, as it's used daily for bedding and towels. Urgent drying can be arranged for NZ$5 per load (takes up to 4 hours per load). You're very welcome to use the washing machine free of charge, and on good weather days, you may hang clothes in the front yard using the clothes rack on the balcony freely.
FOR LATE CHECKOUTS: ⌛
We can't have the checkout time overlap with check-in, nor can we accommodate a checkout even slightly earlier than check-in, as we need sufficient time to prepare everything for the next guest. This includes important tasks like sanitizing, changing bed linens, making the beds, thoroughly cleaning shared spaces, and restocking consumable amenities.
FOR GUESTS WHO MAY DRINK:🍺
Guests are not prohibited from drinking here, however, any intoxication that results in concerning incidents, such as urinating or defecating on the beddings/furniture/appliances/carpet/floor/wall, then stepping in it and tracking it across the walkway, causes significant distress to others and may lead to requests for emotional compensation from those affected. This is conduct we take very seriously and is something we never want to occur.

UNAPPROVED OVERNIGHT GUESTS: 🚫
Unapproved overnight guests are strictly not allowed.
Such behaviour will not be supported or tolerated. If our security team identifies unregistered guests through our outdoor cameras, the incident will be reported to Airbnb immediately. You may also be charged for any applicable extra guest fees, additional cleaning costs, and permanently blocked from all our listings.
We maintain zero tolerance for dishonesty, as does our community.
NO SMOKING OR VAPING: 🚭
Smoking or vaping is strictly prohibited anywhere inside the property. If smoking is detected indoors, you will be charged additional cleaning fees, face penalties, and be reported to Airbnb. Your reservation will be subject to immediate cancellation, and you will be permanently blocked from booking any of the listings in the future.
NO HAIR COLOURING / DYEING 💇♀️
Hair dye can permanently stain 🛁 BATHROOMS, 🛏 BEDDING, and 🪑 FURNISHINGS.
Therefore, HAIR COLOURING, DYEING, OR BLEACHING IS STRICTLY PROHIBITED ANYWHERE ON THE PROPERTY.
Any incidents will be 🚨 REPORTED TO AIRBNB, and the cost of 💰 CLEANING/REPLACEMENT will be charged to the guest.
NO OFFLINE PAYMENTS ⚠️
For your safety, all bookings and payments must be made only through Airbnb. Any request to pay outside of Airbnb will be reported immediately and will result in a permanent ban from all the listings without prior notice.
